Why do serious investors prefer off-market real estate in Ontario?

I keep seeing investors talking about off-market real estate in Ontario, but I don’t get why it’s such a big deal. Wouldn’t sellers make more money by listing on MLS? I’ve been searching for investment properties, but everything I find is overpriced, and bidding wars drive the price even higher. I feel like I’m missing out on better deals, but I have no idea how to access them. Is off-market investing really worth it, or is it just a buzzword?
